Development company plans $57 million SouthSide Works complex

An Indianapolis-based developer is planning a $57 million apartment complex on one of the last remaining vacant parcels in the SouthSide Works, according to the Pittsburgh Urban Redevelopment Authority.
TWG Development in May closed on the $1 million purchase of a 2.3-acre lot at Sidney and Sarah Streets from the Pittsburgh Urban Redevelopment Authority and plans a five-story complex containing 280 apartments above a parking deck. Ten percent of the units will be available to people earning 50 percent or less of the area mean income for Allegheny County – $38,000 per year for a family of four.
The company and URA have scheduled a groundbreaking ceremony for Wednesday on Sidney Street. Construction is expected to take two years.
J.B. Curry, TWG’s vice president for market rate development, said the company had been looking to do a project in Pittsburgh for more than two years and chose the city because of its strong university presence, job market and urban amenities.
“We, as a company, have really been successful and found positive experiences in Midwest markets, markets with strong urban cores, strong neighborhoods and Pittsburgh really fits that,” Curry said.
Dubbed Connection @ South Side, plans call for 39 studio, 160 one-bedroom and 81 two-bedroom apartments, Curry said. Market rate rents will range from $1,300 to $2,100, Curry said. Rent for affordable units will range from $650 to $850.
The complex includes an outdoor pool in a patio on top of the parking deck, gas fire pit and grill, dog park, 24-hour fitness center, community lounge area and bicycle storage with 100 secure spaces and equipment for maintaining bikes.
The parking deck will feature about 185 spaces. An additional 60 spaces will be available in an adjoining lot.
First floor common areas will house a kitchen open at no cost to residents, work study area with internet connections and television monitors.
Curry said TWG Construction, a subsidiary of the development company, will built the complex.
“We will be general contractor and management agent for the property,” he said.
