Shaler commissioners tentatively approve new Starbucks location

Shaler Board of Commissioners on Oct. 11 gave approval to the Shaler Zamagias Limited Partnership to build a new Starbucks in the Shaler Plaza, located at 880 Butler St.

Work still needs to be done between the borough and the developers, according to township manager Tim Rogers, including a developers agreement, which must be provided to the township.

An updated photo metric plan will address lighting concerns that were brought to the township’s attention by residents that live in the area.

“The thing that we are trying to resolve is a photo metric plan. One of the problems that we are having is there is already a good deal of light coming off the property onto neighboring homes and the neighbors have expressed concern about light pollution to the point where it is affecting their quality of life,” said Rogers, adding that the developers will have to resolve that in their application to the borough before they can proceed with construction.

Once approved, the Starbucks would be built in a portion of the current parking lot in the plaza, to the right after crossing the bridge at the Saxonburg Boulevard entrance.

“It doesn’t require any changes because you can’t really get in and out of there if you are going South on Route 8, you have to make a left at the light onto Saxonburg — so there is no impact and there is no need for an additional traffic light,” Rogers said about potential traffic concerns. “And if you are coming North on Route 8, you are just making a right into the lot. We aren’t too concerned about the traffic impact.”

Rogers also said that since the Kmart has left the plaza, there is a lot less traffic in and out.

The updated photo metric plan could be received any day, the township is just waiting for it from Shaler Zamagias Limited Partnership.

Shaler Zamagias Limited Partnership did not respond to a request for comment.
