Development at the former Bell Harbor Yacht Club site in O’Hara might move forward, more than 10 years after an original proposal to township council.
Don Housley from River Road Development on Dec. 1 presented the Miramar Landing plan for 38 single-family townhouse units that would include parking, patios or decks and a riverfront gravel fishing area along the Allegheny River. There also would be a concrete patio at the marina.
Council is expected to vote on preliminary approval during its Dec. 8 meeting.
As proposed, there would be 19 two-story buildings along a newly named private road, Miramar Drive. Each unit would have garage access to the private drive.
The project was recommended by the township planning commission, pending 13 conditions that include an upsized sewer line and raised crosswalks.
According to the Allegheny County Real Estate website, the 4.7-acre property and building is assessed at $513,500.
Miramar Landing is a slightly scaled back version of a 2009 plan from a different developer that was approved by council but eventually fell through.
At that time, developers proposed a high-end housing development called One River Road that was expected to include 40 three-story townhouses with elevators. Each unit was to be deeded a dock.
The old Bell Harbor Yacht Club sits off Boyd Avenue near Blawnox. At its peak, it had more than 115 boats docked.
Township Engineer Chuck Steinert said the development must include public access to the waterfront.
“The docks and boat launch can be private,” he said. “A fishing area is included as well as a patio along River Road that overlooks the river.”
