It's Christmas year-round at $1.9-million Laurel Highlands chalet
It’s Christmas all year-round at a Donegal Township property that’s newly listed for just under $2 million.
People who have seen it online or in person say “It looks just like a Hallmark movie,” according to listing agent Adam Cannon, a real estate adviser with Pittsburgh-based Piatt Sotheby’s International Realty. “It’s luxurious, it’s festive, it’s fun, and such a beautiful home.”
The 3,690-square-foot, custom-built home was dubbed “the Christmas house” by the owners because the holiday decorations stay up all year-round. They also are included in the sale, along with all of the furnishings and window treatments.
Built in 2019, the chalet-style residence sits on five acres in the heart of the Laurel Highlands, convenient to all the outdoor opportunities the mountains provide.
“The home itself is spectacular, but we are selling the area just as much as we are selling the house,” Cannon said. “The great thing about the location is that it’s four minutes from Hidden Valley (Resort) and about 10 minutes from Seven Springs (Mountain Resort).
“Up there, you’ve got hiking and trout fishing, kayaking, Fallingwater and Ohiopyle,” he added. “Year-round it’s a wonderful place, and it’s only an hour from Pittsburgh.”
Built with Douglas fir timbers by Steele Construction Inc. of Somerset, the home includes:
• Snow-melting technology under the stamped-concrete front porch
• Kitchen with custom Black Forest cherry cabinets by Roger May Kitchens, five-burner gas cooktop, granite countertops, hammered copper sink, stainless steel appliances and under-cabinet lighting
• Main floor primary bedroom with large walk-in closet, a shower big enough for two, heated tile flooring and claw-foot soaking tub.
• Two stone, wood-burning fireplaces, including a 27-foot, floor-to-ceiling living room fireplace and a two-story outdoor fireplace on the rear deck.
• Two-level loft with en suite bedroom, additional living space and smaller space suitable for an office or reading nook
• Fully-finished walk-out lower level with two en suite bedrooms, large game room with Yamaha home theater system, storage and laundry room.
• Geothermal HVAC technology and Structural Insulated Panels (SIPs) for efficient heating and cooling.
Other features include bamboo flooring, central vacuum system, covered outdoor dining area, well and septic system. A three-car, heated garage is just steps away from the front entrance.
The driveway is large enough to accommodate at least 10 cars, making it suitable for family gatherings and entertaining, Cannon added.
“It is luxury, top to bottom, with features you just don’t see anywhere,” Cannon said.
The sellers built the property as a weekend home, but it is suitable for a permanent residence and, with the ski resorts so close by, also could be a rental property, Cannon said.
“The land is nearly a tabletop, nice and flat and surrounded by trees,” Cannon said. “Right now, in the winter, it’s a little more exposed, but once the leaves are on the trees, it’s very, very private.”
The Chalet at 295 Deer Fern Drive North is in the Mt. Pleasant School District. It is listed exclusively with Piatt Sotheby’s at $1,995,000.
