“We got a call from one of our Realtor friends who said they had a woman looking to sell a home so that she could make a transition, but wasn’t sure when she could move, and didn’t want to make any repairs to the home,” said Ryan Scialabba, owner and licensed Realtor.

When the company receives a call from a homeowner, or in this case, a Realtor, they do an initial qualification of the property and learn more about the situation. They find out where the house is, when it was built, and ask if it needs any repairs or updates. The rest of the call is spent figuring out what the situation is and if they can help.

“We tend to buy the same style of homes in the neighborhoods we know very well,” said Scialabba. “Once we get to the house, we like to take a 20-to-30-minute tour to get an estimate on the cost of renovating it so we can figure out how much we can pay.”

As the team walks through the house, they lean on their extensive background in real estate and construction to figure out the cost of renovations needed. Most of the homes they buy need updated kitchens, baths, flooring, paint, etc. Other times, the homes need extensive repairs from the roof to the foundation, which usually include French drains and wall anchors.

“This particular house was taken care of really well. We just needed to bring it into current condition by updating the kitchen, bathrooms, and other cosmetic items,” said Scialabba.

Once the HomeBuyers of Pittsburgh team figures out their renovation costs, they put the numbers into their system and present an offer to the seller on the spot.

“I always like to sit down and simply ask — how can I help make this as easy as possible for you?” said Scialabba. “This sit-down was funny because she had seen us on TV, in the newspapers, and heard us on the radio, so when she brought it up, the agent was like, ‘Oh, we’re good friends, let me give them a call.’ ”

A new bath and shower room adds appeal.

In this situation, she had concerns that if she put her home on the market, she would have to make repairs to the house and she wouldn’t have control of the closing date. Overall, she didn’t want the transition to be stressful and wanted to know that the house was sold before she put a deposit down on her next home.

After closing Scialabba said, “All in all, we were able to close on her timeline and help a great person through an often stressful situation. This is just another example of making an easy win-win situation for both parties.”
